ive been in construction for the last 11 years but have minimal experience when it comes to houses (we do things like cinemas, shopping centres,school etc). havnt long moved into my own place which a year ago was in a right state and unliveable. two smallish extensions and a complete gutting later it was finished. i carried out all the work myself except for the electrics,plumbing and skimming and in all honesty found it straight forward and hassle free. this has kinda given the mentality of thinking building a complete house would be just as easy (obviously with a bit more help) but then i start to think if it was that easy why arent more people doing it?
ive looked into all the various self build mortgages and pricing books to get a rough idea but still find it hard to see where the difficulties are.
id be looking at an average size 3 bedroom dorma (most plots down here seem to have detailed planning for 3 bedroom dormas). would you have any sort of ball park figure for the construction of one of these?
