I think I just bought a house!!

Me and the lady have had our offer accepted on a nice little 2 bedroom end of terrace place.

 

Plenty of room down the side for a driveway, and next door has a garage in his back garden where he builds some kind of motor sport vehicles (don't know much yet!).

 

 

All very exciting and also very scary! Our mortgage is HUGE but we should just about be able to afford it.

That's assuming I can sell the supe of course.

 

How long do these things take from offer acceptance to completion normally?

depends what the rest of the chain is like.

 

If the person you are buying from is looking for a new house then now they can put in an offer on any property they might want. Unfortunately with the way the property market has been, they might not have even started looking yet.

 

Just pray for a short chain, and hope it doesn't fall through.

 

Are you having a survey done? I would recommend one - usually the mortgage will demand at least a basic survey. However I've gone for the homebuyers report on my previous purchases. They have found problems on both properties which would have gone unnoticed if I hadn't had one. Dodgy electrics on my first house, and a slight damp problem on my second. The damp if unchecked could have been disasterous. Forewarned, as they say, is forearmed.

Yeah Jake it's Leigh Park!! All we could afford unfortunately as we didn't fancy a flat.

It's up the north end though in Silkstead Avenue near Staunton Country Park so it's away from Botley Drive and Point 7.

What are the surveys available, Mike? There are 3 aren't there? Basic (about £260), middley one (about £460), major survey (£800ish??)? I think we settled on the one that's £460 anyway, not sure what it shows but we were told the major survey is only for huge premises (like businesses) and really run down places?

Yeah that's about right. The middley one is the Homebuyers Report, that should give you enough information to identify any major problems. :thumbs:

yeah get a survey on an older place unless you have a knowledgable friend who can help out of course!! 90% of the survey is rubbish like they think you should replace your internal doors to improve the overall appearance of the place, and they can't move furniture etc but they might just turn up something bad like damp etc that you might miss.

My first house took 3 or 4 months I think from accepting the offer and there was almost no chain. they told us 6-8 weeks. I can't say anyone I know has got it that fast. Not even a remortgage on the same property!!

Best of luck with it all, having your own place is worth all the hassle and expense. Just about ;)

 

My first flat took 6 months to go through, for no apparent reason. It was very frustrating but you soon forget once you get the keys.

 

I should be completing on another place soon, no chain at either end but its taken over 3 months :rolleyes:

 

Make a nuisance of yourself, bug the solicitors and mortgage people every week if there is no progress.

 

One of my mates sold his place within month, so it does happen.

I've had an offer accepted for 2 weeks+ now....and they've still not found anywhere to live :( So we're still waiting to get going...but we're still looking in the mean time...always keep looking till the papers are signed and the fat lady sings.

I also think I've just bought a house. Offer was accepted on friday. No chain on this one either. :D

 

Just waiting for the mortgage to go through.

 

Is it wise to start talking to a solictor before the you have 100% mortgage backing?

 

Have a solicitor ready...yes - but don't permit them to start till you're sure.

 

I'm using this http://www.movinghouseconveyancing.co.uk - they basically have a network of solicitors and a set fee program, which was good VFM imo.

We originally sold our house back in April last year.... We're hoping to move into our new house next Friday!!! :haha: :rlol:

In fairness, a first time buyer shouldn't have quite the same difficulties, depending on chain size.

 

I'd highly recommend our solicitor though. She's always been very helpful, and the estate agents are happy talking to her, (read, not scared to phone her), which helps. They're fixed rate, and no sale, no fee.

In fairness we moved out of our old house in November. In our current chain there is only us with nothing to sell, and two other properties (the top one is vacant) but it's still taken 15 weeks so far. We're (me, Chantelle and our two kids) living with my parents (great fun) so we can't wait for it to complete. Problems do arise unfortunately, like our sellers getting four weeks into the purchase of their 'dream' property only to have something show up on their survey, pull out and start looking for another house!
