we have a few properties and generally once the carpets get old and knackered - 3-5 years we will replace them - dont cost much nowadays. If the tennants are negligent and shit/piss/burn/rip the carpets we will charge them. Generally we take the view that as we are getting incoming rental it should be used not only to pay the mortgages etc but also the general upkeep of the house
