Ewen Posted December 24, 2006 Share Posted December 24, 2006 Got home last night and the front lawn was under a few inches of water...theres water pissing up out of the ground halfway up our drive / neighbours drive, obviously a burst pipe under there somewhere. I read that thread about stop-cocks, but didnt worry about it till now...I couldnt turn off the water and our neighbours are away, so we have the water board coming any minute now. Combi-boiler, mains fed...water turned off, no heating. Just found out we are covered for underground pipe leaks on household insurance which is good, hope the water guys can sort it. Even with your water turned off you should still be able to use the heating side of your boiler. Granted you can't have hot water but the heating should be "stand alone", and would only need water if the pressure has dropped but that is unlikely! H. Had the waterboard guys over, bad news is they cant fix it till next week, and they want me to sign up for a water meter in return, otherwise its £90 an hour plus materials. The guy thinks hes pinpointed the leak....slap bang in the middle of my drive, under a foot of concrete. At least he liked my car, and he knew what it was too. He asked me if it was my sons car though:p No word back from the insurance co yet. Boiler wont light up with water turned off, so we decided to leave water on, and hope for the best. I had to get a lead pipe in to my house replaced and it cost £900 in total, personally I would snap their hand off for the water meter if thats all you have to do and not pay anything. Ewen Posted December 24, 2006 Author Share Posted December 24, 2006 It got a little surreal a few hours ago. The neighbour (adjoining semi) came round to tell me his landrover was sinking ! The water from the broken pipe had gone under my house through the air bricks and then through under his via the cavity under the ground floor. It has soaked through the gardens and totally waterlogged both his and my land. Shit with sticks on. We managed to turn the water off, and he helped me dig through the drive where the water guy pinpointed the leak. Three feet down and tucked under the sewage pipe, totally unfixable, the pipe is rusted to feck. He connected a hose pipe from his outside tap to my outside tap so we have a supply running in reverse for now. Still no word from the insurers, but it will be a new complete pipe run now, not a repair on a rusty pipe. The boiler wont fire without pressure incidentaly. What a shitter. Your boiler must be an older type as most these days are on 2 different circuits. If you want a bath or shower you are welcome to call at ours! chilli Posted December 24, 2006 Share Posted December 24, 2006 hey mate nightmare! this happened to us about 2 years ago in November... almost exactly the same situation as you! We were faced with the 'one free attempt to locate and fix' or '£200 if you fix it yourself' choice from the water board. the leak was right under my driveway! it flooded the whole front garden like a swimingpool. We had to have the water off for a couple of weeks or so. I figured it was a galvanised iron pipe probably from when the house was made, so the 1st free fix option was never going to help. ended up fixing it all myself with much help from relatives. It was a job and a half, we had to dig up a channel all the way up the drive to get to the pipe which was a long way down, had to get through a good thick amount of concrete, was hard work! nearly chopped a gas pipe in the process (be careful if you do it) had to pull the whole run of iron pipe right out, it was a length that ran from the road right down the drive and right under the house front to back! it terminated at the back of the house at the copper house plumbing. Anyway the old pipe was shot to bits in many places so a complete replacement was the right thing to do in the end. We could have done a short term fix on it but it wouldn't have lasted long tbh. It was a bit of a job but we managed to run the new blue plastic pipe right from the road to the back of the house, feeding it right under the house from front to back, exactly where the old pipe went!!! It's been fine since, a job and a half though and to get builders/plumbers to do it would cost a small fortune, and then some! if you need any advice can probably help... the cost of the parts was like £50 or less so we made £150 profit in the long run, the effort was considerable and it was a right pain in the arse. Your episode sounds exactly the same as me, except I suppose I'm lucky that the pipe runs around the house not under. It was touch and go as pipes are not covered if over 25 years old. Even then, they are not normally covered if rusty / worn. A big up to LV. :) A bigger up to my neighbour...an absolute star. Cant get a contractor 'till thursday next week. :( My concrete drive has sunk a couple of inches, but a big drain cover has stayed the same height. Now I cant get the Supra over the drain cover due to the Nur Spec grounding. I've had to put a scaffold plank either side to get the car on the drive....bizarre.
