tbourner Posted February 14, 2007 Share Posted February 14, 2007 I asked my next door neighbour (works for a builders) how much it'd cost to do an extension, he said get me a drawing and I can get you a quote! Does that mean I should just draw a nice picture for him, or get an architect in? How much does that cost? I want the loft looked at as well (See my previous thread! ), can architects come and draw up loads of stuff in one go? I thought they were expensive though? How does it all work!! I charge circa £150 for a planning drawing, £200 for building regs, and a builder should be able to quote from a building regs drawing. Then fees which get paid to the council are also charged, they depand on the work, size of extension etc. If you have to go to a draftsman or architect, you'd probably be lucky to pay £500 + fees. Try and find a guy that knows a guy locally, see if they will knock out some drawings as a foreigner. Maybe the builder you spoke to knows someone that will do drawings as a cash job for you. Is that enough,, then I think I gotta get quotes from builders and then aprroach my mortagage company.... Am I goin in the right direct, is it in that order. Branners Posted February 14, 2007 Share Posted February 14, 2007 Im having an extension on my house at the moment, I seem to remember my architect charged £800 for the plans and to make sure it went through planning permission (so if they requested changes it wouldnt cost any extra). He then handled all the quotes for us and showed us the best ones. He's also doing the project management on the whole build so the amount we pay him keeps going up, however if your architect knows the local building regs people then he can usually get things signed off much quicker. Not quite an architect myself (one more year of my Dimploa then im nearly there ) but i would say between £90-110 a square foot... only a rough guide though! It was originally going to be a 2 storey extension by the previous owners, but they split up and the built the garage instead. So it already has the foundations for a 2 storey.... If you havent got the drawings for the garage showing sizes of the foundations, you will have to expose them to allow a building inspector to view them and check their adequacy for a 2 storey building. When you apppiont a surveyor or architect or draghtsman etc, let him know you have these drawings, he can then show them to Building Control accordingly, if they need to see them. We have adverts in the classified sections in local newspapers advertising for retired architects etc who still draw plans. If he knows anyone around that could do a 'favour' that'd be good - not asking for freebies but......... i paid £1800 cash in hand to the architect and £130 planning application. i think he saw me coming:blink: ........I don't fancy paying that!!! How big is the extension? single or double storey? It'll only be single, we're end of terrace on the south end, our attached neighbours will have some light blocked by an extension so even single story will be about 2' over the current fence height. Don't forget, you're not paying some cad monkey to sling a few windows and a door together, architecture is a profession, ie a proper profession shaping teh environment we all live in.
