Its a 2 bedroomed modern terrace in Birchgreen, Skelmersdale in one of the nicer areas, has a good size living room, kitchen, 2 good sized bedrooms and a small bathroom. All UPVC Double glazed, good modern fitted kitchen, he is a floor fitter by trade so its got anteco (spelling?) flooring fitted all through downstairs. The house was in a but of a mess but we are cleaning it up this week and doing any jobs, painting it nice and magnolia so it will be ready to move in or move tenants in. In todays market its worth around the £115k mark as theres 2 or 3 other very similar for sale and the cheapest is £120k and the most expensive is £125k but if we can get around the £100k mark for it for a very very quick sale then we are willing to talk Any questions please let me know Cheers Mike Link to comment Share on other sites More sharing options...

Yes its freehold, it does not have central heating, not sure why as its a fairly new ish house ie about 10-15 years old, does nothave a garage but does have off street parking for one car. Post code is WN8 6QX (i think from memory) Yes he has a mortgage and a loan which add upto approx £90k, he does have other debts but there not secured on the property but we need to get approx £100k to clear him of debt so he can start again Cheers Mike Link to comment Share on other sites More sharing options...

What is the likely rental return pcm on that type of property? it is very much a rental place, alot of the town is council so you would be able to rent to the council with no problems. if i wasnt losing my job very soon i would buy it as an investment as i would have thought it would fetch £300-400 pcm but you would need to speak to local estate agents to clarify this Mike Link to comment Share on other sites More sharing options...

mkirby Posted January 22, 2008 Author Share Posted January 22, 2008 Hmm i might be very interested mate if you could forward me on some more details, pics etc. were going down tomorrow to do some more work on the house so will take some pics, its a dump at the moment as he'd buried his head in the sand and was living like stig of the dump so we have removed 2 skips of rubbish out of it and cleaned it up, just needs some more DIY bits doing and then painting up. i spent a lovely sunday with my head down his toilet as it was leaking but all fixed now. I know what your saying, theres alot of cheap property around there but this is in i suppose a "disirable" part if there is one LOL so the 2 beds do go for upto £125k and the 3 beds upto £145k ( inlaws just sold theres about 10 months ago for £140k) But no worries, i appreciate your interest, if it sells, it sells if not then the bank will do that for him and lets face it once its gone theres not much the other debtors can do as he will not have anything what so ever Sad but he got himself in it!!
