High earning post codes? also, not sure of the accuarcy of that! Where is this documented as would like to read up on that. It is just that there is no where in Experian or Equifax that ranks people on there earnings, this is all done by the credit provider. Good example is AL1-AL6 St.Albans if you have one of these your deemed to have an average annual earning of £60k+ not public knowledge I work in the banking industry where you live is more important than you'd think. Also you are right if you move around alot it doesn't help but that isn't the address itself that's the fact your classed as a nomad and would be possibly hard to track if you began to default. Every outgoing payment I have has a 'O' (for 'ontime') next to it so it cant be that I am a late payer! Edit: Removed some info not worth my job Look you've already said you have multiple buy to let morgages... in the current market lending is getting more risky and you I would imagine have a considerable Debt attached to you even though this is backed up by assets it won't help. Not in a big way it doesn't no, but it is in the calculation from what i've been told Also when you first start out if your parents have an A++ rating then you'll easily be able to get a lot and I mean a lot of credit. Ahh no this was about 7yrs ago must be the position my dad held with the banks then that allowed me to get way over £10k of credit within a month of turning 18... If you're not on it then supposedly it can affect your score adversely. Now how true that is I don't know but I thought that it might be worth mentioning. far Posted October 29, 2007 Author Share Posted October 29, 2007 ok well have got to the bottom of this, as was suggested earlier if you apply for/except a lot of mortgages or loans in a short period of time it brings your credit score down significantly (upto 40%!). We have just a) remortgaged (so effectivley taken out another mortgage) b) got a new mortgage product for buy to let c) got a second new mortgage product for buy to let d) remortgaged another property the above combined with the number of further searches all within a space of 4 weeks has crashed my credit score but Experian reckon it will mend itself in 6 months as there is nothing else contributing to it. They also suggested adding ourselves the electrol role. I always knew searches reduced your credit score but didn't realise by so much! Also the more mortgages/loans you have also reduces the score. Well I thought my credit score was based on my payment history alone and not how much I actually was borrowing as that comes after! Stupid me! My credit score was once 945 but after someone fraudunltly took out nearly 90,000 worth of debt in my name it went down to 300 even though i justified the debt wasnt me.. Pabs Posted October 31, 2007 Share Posted October 31, 2007 well finally got my report and stuff today. I have a score of 790 - "Fair". I think I see some problems on my report which should be fixed very soon. Firstly, the electoral role registrations (since we moved 3 weeks ago) don't seem to have registered yet, and also seems that the bank hasn't updated my "linked addresses". Finally - it would appear that the mortgage company have had 5 searches on me for the mortgage I've just taken out - not quite sure why they have so many searches though....
