If you are doing viewings yourself think of a USP for the house/rooms - but dont act too desperate/oversell If you are in a smaller/cluttered property consider moving furniture/clutter out/put it in storage Try and get an idea of the buyers position,its a buyers market at the moment but cheeky bids can only be sustained if the buyer is in a good position if the buyer asks questions like 'how much would you take' (some do!) dont say things like 'its a fixed price' or 'go through the agent' think of how much you would sell for load the price to allow for negotiation When it comes to dealing with the estate agent remember 5k to 20k wont make that much difference on their commision but a lot of difference to you You should look at paying .75 to 1% (remember you will have to pay vat on the estate agents fee) GOOD LUCK!
