Do Estate Agents lie?

And do they lie to each other or only to their clients?

 

I've mentioned the joy of my house sale in another thread. Two weeks ago, I was told that the people at the bottom of the chain (of 2) had received a low mortgage offer because the lender didn't agree with their proposed rent for a Buy to Let mortgage (by £25 per month). This was just before Easter - I was told that additional info would be sent to the lender on the 11th April to prove that the proposed rent could be obtained.

 

I called on the 12th. I was told that the info had been faxed to the lender - and they had then asked for even more proof. I was told that this was being faxed to them - and the lender had said that if it was acceptable, the offer would be faxed back.

 

That was almost a week ago. I called on Monday and was told "still no news from the lender". I called yesterday and was told the same thing (and was supposed to be called back, but wasn't).

 

I called this morning - and got told the same thing. I basically said I don't believe them - it conflicts totally with what I was told last week, and I suspect that the mortgage offer has been declined and that the person at the bottom of the chain is now trying to sort a mortgage out elsewhere. My estate agents assured me that they are telling me everything they are being told by the bottom estate agent - but that they will try to find out more details today and call me back.

 

One thing my estate agents seem not to have realised is that if this sale does fall through, their 10 weeks are up - and they have not sold my house. If I find out that they are lying to me, I will be taking my business elsewhere.

A mate at work is currently trying to buy a house and he basically found out that the estate agents had been playing buyers off against each other trying to bump the price up by telling them that they'd already received a higher offer than the asking price... if that was the case they never told the sellers about it.

In America, Estate Agents (or Realtors) are reasonably well respected, because it is a regulated profession, requiring qualifications, blah blah blah. Over here, the only qualification that seems necessary is the lack of a pinocchio-nose to give away the huge fat porkies you're telling.

Would they know?

 

The people acting for the buyer with the mortgage issue would.

 

Your solicitors can speak to them (they'll just have to get the name/number from you buyer's solicitors), that's what I'd do if one of my clients were having issues with their estate agents.

Not many conveyancing solicitors charge for individual phone calls in this day and age. Only if the client is a complete numpty and keeps ringing. ;)

Actually - I barely talk to mine since I'm always waiting for the people at the bottom of the chain - and I think I'm paying pretty much a fixed fee (in fact, come to think of it I think I already paid half of it).

 

My estate agents are supposed to call me today with an update. If they don't - or the update is "no update" I will talk to my solicitor tomorrow.

 

Does this mean Charlotte is a solicitor? Maybe you should have handled my house sale!

I just got off the phone to my estate agents and ive got someone coming to view my place at 6 tonight.

I think that's the best option, if you're not getting any joy from the agents.

Does this mean Charlotte is a solicitor? Maybe you should have handled my house sale!

 

Charlotte is a conveyancer, not solicitor (in that she doesn't practice in any other parts of the law - only conveyancing). She doesn't offer club discount either. :p

As if I'd have asked for one!

 

Actually - if I had known that, I probably would have used you. Maybe next time (although I've been put off house sales for life!).
