 Yes, it's 3:45am...

Sodding upstairs "nieghbours" are having yet another party, stereo blaring out the window and through the ceiling.

It wouldn't be so bad if the music was any good, and perhaps different. But the fact they play the same damn song over and over again, and the fact it's all drum and bass, I'm about to explode.

So glad the flat is sold, and that (hopefully) in just over a months time we'll be out of here.

Sooooooooooooooooooooo tired..............................

go and turn the power off at the fuse box in the house or something

That really sucks. :( Everyone's entitled to a bit of a party now and again but nearly 4 in the morning really takes the p**s.

Did you report them to the council? Ours take it very seriously here, they'll have someone round with sound measuring equipment if two seperate houses complain (so I'm told!). :D

edit: Oh and don't forget, wait until the morning when the booze has worn off and they feel like death, then take a hammer and do that random work on the ceiling you've been meaning to do for a while. :sly:

I should warn you, that I am beginning to despair of ever finally completing the sale of my house - and considering the fact that you started trying to sell yours about 2 months after I "sold" mine - if you complete before me, I will hunt you down and kill you. ;)

Thats a bit harsh Dave!!;)

Pablo, I would make a complaint to the council or have a word with some of the other neighbours. They can't just be affecting you surely??

I had a problem like that when I lived in a set of 4 terraced houses 10 years ago. When we moved in, the two houses either side were empty. A guy moved in soon, he said "I've been away for a while!!" He had been in jail for 12 months for car ringing.....:sly: He also had an Irsih girlfriend who I can only describe as a "screamer":D They were "At It" all the time.

On the other side I reckon was a weird kind of knocking shop, as the woman didn't live there, but turned up once every couple of weeks and a string of blokes would come and go until about 4 in the morning whilst playing some kind of weird Indian music!!:eyebrows: I suppose it depends on you temperament but at 3am I went next door and shouted "You better switch that f@cking music off now or it'll take a damn good surgeon to get your stereo back!!"

Worked a treat and never had any problems like that again...;)

unfortunately (or fortunately) I'm not one to start causing trouble. Especially when there is more of them, and they are bigger than me :(

The neighbours upstairs and to the side of us have always been "council pikeys". They change as and when they get kicked out, but the lot upstairs SEEM to have jobs, and have been there a while now.

To be honest - the other neighbours we have are all OAP's - and they are fantastic people. They put up with anything, and don't seem to be affected. It's pointless me complaining to our council, because they'll figure out it was us who complained, and then I won't expect my car to still be in one piece for that much longer. They're that kind of people.

Imagine 4 or 5 of them outside, not being able to get into the flats. Then imagine the same people shouting up to the top flat trying to get their attention to be let into the building. THAT, lasted until now in fact - they are still shouting. GRRRRRR....

I do wonder if I can get away with a sniper rifle, and pick them off 1 by 1 from the bedroom window ....... ;)

Dave - I don't know what to say to you - but if you want to TRY and hunt me down, be my guest - I'll just set my neighbours on you :D

Thought about it..... REALLY did. But fuse boxes are INSIDE the flats :(

Well, I may regret saying this so soon - but it looks like I may avoid having to face your neighbours.

The estate agent called today, said that the buyers had managed to make up the shortfall of the mortgage they were originally offered - so even if their mortgage is not increased (which they will supposedly find out tomorrow) they want to exchange tomorrow.

I then spoke to my solicitor (er, conveyancer  ) and was told : don't believe everything an estate agent tells you.

She called my buyers solicitor - who is out of the office today, so exchange tomorrow won't happen. The secretary said my buyers have to sign a few things related to the sale of their flat. But it does sound more promising. Unlikely to exchange this week given how slow it's been so far. But maybe early next week. I hope.

good on ya Dave :)

Our Sale is done and dusted - just waiting for dates now.
Our Purchase is holding us up now - we should have had our fixtures and fittings list (solicitors), Mortgage Offer (Nationwide) and Valuation/Home Buyers report by now... We were told it would be with us last week.... and then today... and it's not....

So once we receive the above - that should be it - bar contracts, and confirming the dates :)

My estate agents called today - and told me that they have now had an offer from first time buyers for the full asking price (which is £3K higher).

I have told them - and my solicitor - that my buyers have until the end of Friday to exchange. If that doesn't happen - they can kiss goodbye to my house and I will accept the higher offer (assuming it's still available!).

So, we'll see.......

sounds good to me mate - good luck.

I have another huge update from my stuff - but i'm not going to post it yet.... i'm still at work :(
Will post later

Pabs
25-04-07, 23:07
Well - here's the update i forgot to do yesterday.... lol....

VERY long story short - I now have the homebuyers report, draft copies of the contract for our purchase, Mortgage offer is on its way, + we've got a load of the search results and solicitor paperwork through :D

The short version basically entails that we've been waiting 2 weeks for the above paperwork, only to find that THEY were waiting for paperwork from us (that they hadn't sent to us in the first place!!!!) So essentially wasted 2 weeks, but still WELL on track for a move in the first week or so of June.

We can't do it any earlier because of our holiday.

However, looks like the chain is demanding the 10% deposit (and not taking anything lower) so because our buyers can't cough up anything above 1%, we cannot give 10% onwards, so we're probably going to have to exchange/complete on the same day.

But much happier today - a hell of a lot more paperwork received, signed and sent back :D

DaveK
26-04-07, 18:30
Well, you're doing better than me.

Despite my buyers being told "exchange or say goodbye", I have still not exchanged. I told them they have until the end of Friday.

I do feel like I'm the only person who's been pushing this through and wanted it to end. Although it's not what I want to happen (and it will cost me money), if they do not exchange by the end of tomorrow, I will get a peverse sense of pleasure saying "time's up, Bye!". Even though it's via the estate agent / solicitor.

I'm just naturally mean and horrible - but happy with it.

26-04-07, 21:07
Well we've had a few hiccups, but i THINK we are still on track.

Mortgage offer is delayed due to the commuting my missus will have to do for her job when we move, and Nationwide (Mortgage) said that it was too far to permanently commute - they seemed to think a 50min drive was a 6hr commute!!!!!
Broker has put them straight, so we should have the offer tomorrow.

I need to chase the estate agent tomorrow too, and find out how the rest of the chain is progressing - and to alert them of our progression. :)

I would be REAL pissed off if I was you now mate - It'll be great when you do see the light at the end of the proverbial tunnel :)

DaveK
27-04-07, 18:41
And..... We exchanged this afternoon. :d

Complete on the 11th May (because the person at the bottom of the chain is going on holiday, so I'd say it's quite fortunate I set a deadline).

Since the house is empty, my buyers asked if they could have the keys before completion to "clean up" etc. in advance, so that their move is easier.

Yep - as soon as you pay me the other £129k you owe me, they're all yours. So that would be a no then. :p

Pabs
27-04-07, 18:46
WELL DONE MATE!!!! Congratulations!

See - you will be done before me! :)

And damn right too mate - you stick to your guns - do NOT give your keys to them early - they pissed you around - they can wait! :)

DaveK
27-04-07, 20:54
Damn, I wish I wasn't sensible.

I've just been browsing pistonheads. If I decided I was happy to keep the mortgage on this house I could buy myself a lovely toy.

New 911 turbo. Or, an almost new Ferrari. A few Lambos.

I want to be stupid and frivolous! :(

Pabs
27-04-07, 21:04
Ok ok don't rub it in lol - I can't even afford a Supra yet :(

Be silly an frivolous - you only live once - but don't get a Lambo... a 911 is my dream car though!

Back on the house subject - I received another photo of my new house today (from the surveyors) showing the potential work that is needed on the garage - and I'm amazed at the garage size... it looks bigger than i remember - it's got to be 1.5 times the width of a normal garage, perhaps MORE :) So long as I do the work to the roof, one of the walls, and the garage door - it's going to be HEAVEN!!!! :D

That's well worth having. My 911 goes in my garage but there's not enough space to really work on it.

I was talking to a girl at work the other day. She's very into cars / big LCD TVs etc. etc. She moved last year, and we were discussing buying / selling. She said that they told the estate agents that they didn't really care how many bedrooms they had - as long as they had a double driveway so they could park at least 2 cars.

The estate agents didn't get it - kept sending properties with 4 or 5 bedrooms, but not enough space for the cars.

Got to get your priorities right in life!

Pabs
27-04-07, 21:13
hehe - we had the same problem - we specified a house SOME FORM of off-road or garage for parking.

We've been sent (and still getting sent, even though we've told them we've found) flats, appartments, maisonettes and houses with no parking whatsoever. Plonkers.

Dave - quick question for you though - what's the easiest way to find out about the rest of the chains current status/position? I know about our buyer, and obviously us, and the people we are buying from, but we can't seem to get any info on the other end of the chain (about another 2 properties in it)

Any ideas? I've spoken to the estate agents - and solicitors don't seem to get anywhere.... I am assuming solicitors should be able to get it though???

Cheers buddy

DaveK

I'm probably not best to advise, given the problems I had - and I only had a chain of 2.

I don't think it is that easy. When I called my solicitor this morning, she had just had a call from the estate agent to ask when we exchange. She had said "How would I know? I've been ready for weeks! Why don't you ask the buyers?". The estate agent replied "They won't answer the phone, and their solicitor is never available and never calls back" - which my solicitor said is true.

From the last few days - I'd say I have a lot more faith in my conveyancer than in the estate agents (a LOT more). But the conveyancer can only do so much - if other conveyancers in the chain are crap, then they struggle to get the whole picture.

But like I say - I may not be best to advise.

ok mate - thanks anyway :)

Mortgage offer arrived in post today - and not happy :(

The offer is NOTHING like what we asked for, or what we received in principle....

The term length we were going for was 35 or 40 years (they've offered 25) and the amount is about 6k short of what we had asked for.

Strange, seeing as the Mortgage in principle was for MORE than we actually need/want - and our Broker said everything was fine and that the offer was on its way.

So another phone call on Monday for me - to find out WHY and what's going on :(

DaveK
28-04-07, 12:41
Good luck.

I hope it's a simple mistake, because the grief I've had over the last month was due to the mortgage company at the bottom of the chain not offering a big enough mortgage.

Pabs
28-04-07, 12:43
yeh - well i hope it is too. If not, I need a good reason as to why they now can't offer anywhere near the 2 mortgage in principles they've previously given us.

However - we can still afford the house (just) but it means not paying off a 10k loan that the missus has, and was planning on paying off as/when we move.

DaveK
28-04-07, 13:03
At least, with my chain it was because of their view of the value of the property, but it was complicated by the fact that it was buy to let.

I guess their valuation survey might have come back lower than the mortgage you asked for?

Pabs
28-04-07, 13:06
nope - valuation and survey came back at the EXACT price we offered for the house. They have that on the mortgage offer too. But we have 10% deposit, meaning that we are getting a 90% LTV.
However, their figures work out at an 86% LTV, meaning our deposit would now need to be 14%.

I really don't understand the length of mortgage though - they agreed on 40yrs for us (or as a fall back 35yrs) but they've only offered 25yrs... .which is too short for us.

Pabs
01-05-07, 14:31
YEY! Revised (or indeed correct) Mortgage offer now on its way to us. A longer term (40yrs) and the higher amount we need....

So we're back where we should have been! And spoken to the surveyor about the garage, and he is happy that the condition is poor, but not as poor as i thought it was. :)

So - now we just wait - all our searches etc are in, so there is nothing left for us to do! :) Just hope the rest of the chain has caught up with us, or is at the same stage.

Pabs
09-05-07, 19:46
Well today was a bad day (along with a bad week)

Things HAD to be going tooo smoothly didn't they :(

Buyers of our flat split up yesterday - and have pulled out of buying our place :( So now we need to sell it again.

We were about 2-5 days from exchange too. A*SE.....
And we go on holiday for 2 weeks from Monday.

I just hope we don't lose the house we're planning on buying because of it... otherwise we'll be losing 1k+ because of searches, survey/valuation etc.....

C*CK......A*SE.... etc etc.

DaveK
09-05-07, 20:01
You've got my sympathy.

I guess it depends a bit on what your sellers are like, and how quickly you find new buyers. My buyers lost their original buyers and I kept the house off the market while they tried to find new ones - which they did in about 2-3 weeks.

Pabs
10-05-07, 19:14
well we've not heard back from them or their solicitors yet, but we're really hoping not to have to find a new place, otherwise it's almost £1000 lost in surveys/searches and other bits and pieces.

Really gutted - feel like sh*t. And we go on holiday from Monday - what a lovely start this'll be :(

I just hope we can sell it while we are on holiday - and then by the time we get back they should be progressing with all their searches/survey etc.....

Pabs
29-05-07, 19:33
Right - well back from Spain now (was nice)

But yet more bad news while we were away.
Our potential new house went back on the market, and 2 days later sold to someone else. This now confirms that we've lost nearly £1000 in searches/survey/valuation on it.

So, we've got to start again from scratch. 1st step is to sell the flat (again) and so far we've not even had a single viewing, let alone any potential offers/interest. Then, when it's sold, we've got to find somewhere new to move to.

This also puts the Supra purchase well back. :(

Damn fine return to the country....

Havard
29-05-07, 19:37
Hang in there Pabs!!

Are you still having trouble with that tosser??

H.

Pabs
29-05-07, 19:38
Nope - t*sser moved out a few weeks back.

However, another bunch of t*ssers/chavs have moved in I think - same story with the parties - but this could be "house warming" and I've only been back in the UK since 4pm today, so haven't had the chance to see what they are like yet.
